CONVEYANCING COST BUYING

Purchase House

We offer Fixed Fee Conveyancing at $699* from exchange to settlement. In addition, we offer Lowest Price Guarantee if you find a written cheaper price from a Conveyancer or Solicitor we will beat it by 10%. Costi Legal provides a premium conveyancing service at an affordable price.

Our Fee also includes:

  • Reviewing the contract and negotiating with vendors Solicitor or Conveyancer for any amendments.

  • Advise you on the contract and its special conditions.

  • Discuss any special conditions you wish to add to the contract and propose these to the vendors Solicitor or Conveyancer.

  • Confirm your identity as required under Verification of Identification Standards required by Land and Property Information.

  • Ensure you are happy with the inclusions that are included in the contract.

  • Apply for first home buyers grant (if applicable).

  • Examining the Strata Inspection Report (if applicable) and advising you of the contents.

  • Attending to exchange of Contracts for Sale and Purchase of Land if required.

  • Assisting with preparation of Purchaser Declaration that is required from Office of State Revenue.

  • Prepare the documents required in PEXA to transfer the property to you.

  • Arranging payment of stamp duties.

  • Find out if any outstanding arrears from the current owner are paid before you take possession like water rates, council rates, and land tax.

  • Find out any information that may not have been previously disclosed such as not approved building work.

  • Find out if any government authority has any current or future interest in land such as roads, and train lines.

  • Calculate adjustments for council, water rates, land tax (if any), strata fees (if any) in preparation for property settlement.

  • Arrange with financial institution to attend settlement on PEXA.

  • Contact you once settlement is finalised to confirm settlement.

  • Close the file and retain file free of charge.

  • We do not charge extra for photocopying, for phone calls.

  • *Disbursements you will require are a section 603 council certificate, section 66 water certificate, Office of State Revenue stamping, final title search, and settlement agents fee. All of these cost $300.00 including GST.

Solicitor will be point of contact and handle matter from beginning to end.
